WHY SHOULD YOU DO A PHASE I ENVIRONMENTAL SITE ASSESSMENT BEFORE YOU BUY COMMERCIAL REAL ESTATE?

Many seemingly "clean" sites have the potential for costly environmental concerns. These expensive environmental issues may not be obvious! Old gas stations, PCE dry cleaners, auto body shops, former printing facilities and other commercial and industrial businesses are typical "big dollar" environmental concerns. They may have some evidence of the costly contamination lurking beneath their building. However, there are plenty of other hidden site issues a Phase I can help you identify even on what looks like "clean" property...buried drums, former landfills and old shooting ranges (lead contamination). If you buy without proper due diligence, you could be on the hook for ALL of the cleanup costs. Look before you leap! Get a Phase I ESA first.
